Commercial interiors advisory

Certainty for complex commercial interiors, office to hospitality, across the Tristate.

An owner in the room.

Northpass is a design and construction advisory firm built to bring certainty to complex projects. We help clients establish clarity, manage risk, align teams, and drive disciplined execution from early planning through delivery. Our approach pairs deep construction experience with steady leadership and a genuine collaborative spirit, so a demanding project feels organized and predictable, and its complexity sits with us, not with your team.

Owner-minded leadership
We lead every decision as if the capital were our own, because the only outcome we are paid to protect is yours. That is the leadership most projects never get.
Builder-level insight
We have stood on the construction side of the table. We know where projects actually go wrong and actively mitigate the root cause of schedule and cost delays.
Clear by design
From strategy through delivery, you always know where things stand. Reporting is clear, concise, and current, and structured to be easily verifiable, not decoded.

The firm is new. The experience behind it is not. We have run complex design and construction projects from both sides of the table: for the owner who signs for the work and for the builder who delivers it. That is exactly why we lead them differently.

How we get there.

The tool behind the certainty.

Every Northpass engagement runs through a proprietary budget and scheduling model, built in-house and sharpened project after project on both sides of the table. It’s how we price a job before the first bid comes in, catch a change order before it’s written, and build a schedule on durations we have measured.

Ask to see it and we’ll walk you through the model on your own numbers.

Budget summary from the Northpass cost model for a 60,000 square foot New York project: a total investment of $23,097,281, or $384.95 per square foot, reached from a $30.00M base cost plus $1.50M contingency less an $8.40M tenant improvement allowance.

Three ways we carry the load.

Engagements range from full representation across a project to a steady hand on a single phase. Each one ends in the same place: a project delivered the way you planned it, without it taking over your week.

Project Management & Owner’s Representation

Your interests, held by the one person in the room whose only deliverable is your outcome.

We sit on your side of the table from day one. Architects, contractors, and landlords each protect their own position; we protect yours, turning a cast of vendors into one coordinated team that answers to a single plan and a single owner.

  • A single point of contact who owns the budget, the schedule, and the answer to “Where does this stand?”
  • Budget development, forecasting, and reporting written for the people who sign off on it
  • Contract and proposal review, bid leveling, and vendor selection
  • Stakeholder alignment across leadership, design, construction, and building management
  • Risk identified and resolved while it is still a conversation, not a claim

Preconstruction

Budget, schedule, and constructability, settled before the first wall moves.

Most projects are won or lost before construction starts. We pressure-test the plan early: what it will really cost, how long it will really take, and whether it can be built the way it is drawn, so there are far fewer surprises once the work begins.

  • Conceptual budgets benchmarked against comparable projects
  • Schedule modeling keyed to the dates that actually cost money
  • Constructability review that finds the conflicts before the field does
  • Procurement strategy that locks long-lead items early
  • Value engineering that protects the design intent, not just the bottom line

Turn-Key Delivery

One accountable team, and a commitment most advisors will not make.

When you would rather hand off the whole thing, we take it end to end and stand behind the result. That is the turn-key commitment most advisors will not make: managing a process is common, owning the outcome is not. One integrated team, one schedule, one party answerable for the result.

  • Integrated design and construction coordination under one accountable lead
  • Daily oversight of the work, with cost and schedule controlled in real time
  • FF&E, IT, AV, and security scope coordinated, not left to land last
  • Closeout managed in full: punch list, documentation, and warranties
  • Move management and day-one readiness

What changes when the project is led.

A design and construction project runs messy by default: no clear leader, decisions that stall, budgets and schedules that quietly slip while the change orders pile up. Our job is to take that off your plate and replace it with something calmer, and far more certain.

It is led
Most projects have a designer and a builder but no one truly leading. The architect draws it, the GC builds it, and the decisions in between fall to whoever has time, which is usually you. We are the leadership the project was missing, so it moves with intent instead of by inertia.
On budget, on schedule
Left unmanaged, a job drifts off budget and off schedule, and the change orders that follow are where a GC quietly makes back its margin. We surface them early and settle them while they are still small, so your status update stays two calm sentences: it is on budget, it is on schedule.
It is carried
A build will eat your week if no one owns it. We own it for you, with regular, low-noise reporting, so your team is free to run the business and still knows exactly where the project stands.

Who we work with.

What we build. Office. Retail. Restaurant. Hospitality. Everything interiors. Not ground-up construction. Not residential.

Companies across New York and the Tristate area that are relocating, expanding, or reshaping commercial interiors, and need it handled with a high degree of certainty. We also partner with the architects, engineers, and brokers who bring us in.

Professional Services

Law, accounting, and consulting firms whose space has to perform for clients on day one and answer to partners who notice everything.

Technology

Fast-growing teams whose headcount moves faster than any construction schedule, with workplaces that have to help recruit as hard as the offer letter.

Financial Services & FinTech

Firms with infrastructure that cannot blink and build-outs that have to be sequenced around the business, where redundancy is scope, not contingency.

Real Estate & Facilities Leaders

The person inside the company asked to lead a relocation or expansion on top of everything else they already own. We become the team that runs the build, so the weight of it sits with us instead of them.

Commercial interiors, across the Tristate and beyond.

Based in Manhattan, we focus on a core clientele in the Tristate area, but we can also serve enterprise accounts with a national footprint.

How a project moves.

Four phases, strategy to delivery. Each one closes the risks the next would otherwise inherit, and the cheapest place to solve a problem is always the phase before it appears.

  1. Strategy & Planning

Before anything is committed, we frame the project: the goals behind it, the feasibility of the options, an early budget range, and the team it will take. This is where uncertainty is cheapest to remove.

What you get: A clear picture of what the project costs, how long it takes, and what success looks like, before you are locked into any of it.

  2. Preconstruction

We turn the plan into numbers and dates that hold: a budget built from real pricing, a schedule keyed to your milestones, a constructability review, and a procurement strategy that protects the timeline.

What you get: A budget and schedule you can actually plan around, with the long-lead risks already named and managed.

Line-item budget from the Northpass cost model. Construction, FF and E, signage, technology, other, and design fees each carry a cost per square foot, a total cost, and a share of budget, running through a $29,997,410 subtotal and a five percent contingency to a $31,497,281 grand total, less an $8,400,000 tenant improvement allowance for a net $23,097,281.
A preconstruction budget from the model. Sample project, 60,000 SF.
  3. Execution & Oversight

We run the work day to day: coordinating the trades, controlling cost and schedule, scrutinizing change orders, and keeping every stakeholder aligned around one current version of the truth.

What you get: Steady, plain-language reporting and a single accountable lead, so problems surface as two-week slips instead of end-of-project surprises.

  4. Delivery

We close the project out in full: punch list, commissioning, documentation, and the handoff, then move management and day-one readiness. The project ends when your people are working in the space.

What you get: A finished space, a clean closeout, and a move-in that happens on the date you planned your business around.

What we stand for.

Five commitments that shape how we run every project, and how it feels to work with us.

Certainty Through Clarity
We simplify what is complex, define the path forward, and give you confidence in every decision. Certainty starts with knowing exactly where things stand.
Lead With Ownership
We take responsibility for the outcome, not just the task. We anticipate problems, solve them, and keep the project moving, and we stand behind every call we make.
Disciplined Execution
Great projects are delivered through structure, follow-through, and attention to detail. Good intentions do not move a job; a steady cadence and clear standards do.
Collaborative Spirit
Trust and communication get the best result; we bring people together and set a tone that holds under pressure.
Enjoy the Work
The best results come from people who care, work hard, and bring real energy to the process. A complex project is hard enough; it should also be well-run and genuinely good to be part of.
